4900-5000 Hopyard Road Pleasant, CA. This consisted of two class A office building locate at the 580/680 corridor. They total 249,170 Square Feet plus a 70,000 SF two-story parking garage. Originally Bill sold the land to Bob Meyer who developed the building, later Bill sold the building to Principle Mutual Life Insurance Company.

1005 Atlantic  Alameda, CA located in the Marina Village office park. This consisted of a 2-story Class A 28,864 Square Feet NNN leased to Argosy University an adult higher education school. Bill listed and sold the building to a private investor for $5 million.

2148 Broadway Oakland, CA is located in the developing Uptown district. This consisted of a 40,000 Square Foot 3-story plus basement Class B office Building. At the time of the sale the building was under complete renovation and was subsequently foreclosed on by the Lender. Bill sold the building to a non-profit who completed the renovation for $2.2 million.

2101 Broadway Oakland, CA located in nearby (5) above, next to the Paramount Theater in the downtown commercial district. It is a 2-story 20,000 Square Foot Class A building built for a commercial Bank. At the time of the listing of for sale and lease, Bill leased the top floor and sold the building to an investor for $4 million.

7001 Oakport Oakland. This is the 38,000 Square Foot new Oakland Acura building. Acura hired Bill to find a new location for their auto dealership. He found the land, negotiated the sale, and processed the entitlements/permits. The building is currently under construction.

395-400 Oyster Point Blvd. South San Francisco, CA. These twin office buildings totaling 450,000 Square Feet. Bill was a partner of the Seller, he arranged the $40 million construction financing and sold the building to an offshore investor for $70 million. The selling partnership constructed and leased the two 5-story Class A buildings.

160 Spear Street, San Francisco, CA located in the Rincon Hill district, 2-blocks from the SF Ferry Building. It was designed by Jorge de Quesada. The owner, New York Life Insurance Company, hired Bill to List and Sell this 303,000 Square Foot Class A office building. He sold it to Crescent Real Estate Equities for $35 million within one week of marketing. The challenge was that the previous owner had leased two floors to IRS which resulted in substantial vacancy and overcoming a difficult unsubordinated ground lease. Bill was able to move IRS to another location and modify the ground lease.

Corner of California Blvd and Bonanza Walnut Creek, CA. This was an older 50,000 Square Foot single screen movie theater. Bill sold the property for $3 million, the Buyer then demolished the improvements and building Class A retail.

277 27th Street Oakland, CA. This is the site of Acura Motors sales and service buildings totaling 60,000 Square Feet located on a 95,000 Square Foot site. Bill sold the site to a multi-family apartment developer for the construction of a 20-story 453 unit Class A building. It is currently in escrow.  Bill was able to achieve the highest price in the district of over $400 per Square Foot. The site is in escrow subject to Acura moving to a site Bill sold them in the Oakland Coliseum district of Oakland.

Gateway Valley Orinda, CA consisting of approximately 450 acres of cattle grazing land located in the city of Orinda. Bill sold the land to an offshore developer for a very large scale residential and gold course project for $19 million. At the time of the sale the land was un-entitled.

10-industrial buildings South San Francisco, CA. Bill was a partner that developed and constructed these buildings totaling approximately 450,000 Square feet. A 100,000 Square Foot building was developed as industrial condominiums of 2,500 to 5,000 Square foot units then sold to small businesses.

1111 8th Street, San Francisco, CA. This building was developed for Grey Hound Bus Company as a bus repair and maintenance building. Bill sold the building to California College of the Arts for their landscaped design school for $3.5 million. The building and land had substantial environmental and structural issues. The College didn’t want the environmental problems associated with the land. Bill developed a solution of a long term ground lease from the Seller with a $100 option the purchase the land and the College purchased the improvements.

250 24th St Oakland. Bill listed and sold this 30,000 square foot warehouse building to Oakland Acura for $95/SF, two years later Bill sold it for $450/SF.

33 Grant Ave. San Francisco, CA a 5,000 boutique retail building located in the Union Square district. This building was listed for over 12-months by another agent. After the owner dismissed their agent they hired Bill. Bill sold the building to a friend who he met years ago in the the bar of the Biltmore Hotel in Santa Barbara for $3.million.

Harbor Bay Alameda, CA consisting of approximately 400-acres in a joint Venture of the developer. Bill sold 50% interest in the JV to Bass Brothers of Fort Worth Texas for $20 million.
